Company Terms and Conditions

Rent -Rent is due on the 1st of every month -Grace period (10 days ) -Late Fee 10%

Access & Security -Tenant responsible for securing their unit with a lock -Facility may use cameras but does not guarantee security -Management may deny access to delinquent accounts

Prohibited Storage Tenants may not store:

-Hazardous or flammable materials. -Exposives, ammunition, or firearms -Perishable foods -Illegal drugs or stolen property -Live animals or plants -Toxic chemicals

Insurance & Liability -Facility is not an insurer of stored property -Tenant stores items at their own risk -Tenant encourage to purchase insurace -Facility not responsible for loss from theft, fire, water, pest, weather, or other causes except as required by law

Unit Use -Storage only; no living, sleeping, or conducting business from unit -No alterations to the unit -No subleaseing without permission -Tenant maintain cleanliness

Default & Lean Rights Failure to pay rent may result in:

-Denial of access -Overlock placed on unit -Lien enforcement under Missouri self-storage lien laws -Sale of stored property after required notices

Tenant Resonsibilities -Provide current address, phone number, and email. -Notify facility of contact changes -Comply with all facility rules

Facility Rights -Enter unit in emergencies -Relocate tenant to a comparable unit if necessary -Terminate the rental agreement for violations

Abandonment -Property left after termination may be considered abandoned and disposed of according to Missouri law

Indemnification Tenant agree to hold facility harmless from claims arising from the tenants use of the property
